An end-of-tenancy clearance needs more than a fast collection. The person instructing the work must have authority to deal with the items and the contractor must understand access, waste documentation and the required property handover.
Confirm authority and abandoned-goods procedure
Do not assume that belongings left at a property can immediately be treated as waste. Landlords and agents should follow their own legal process for notice, storage or disposal of tenant property and obtain advice where the position is uncertain.

Define the handover standard
State whether the job covers:
- remaining furniture and loose contents
- white goods or electrical items
- cupboards, lofts, sheds, garages or communal stores
- carpets, curtains or other fixtures
- external waste
- a basic sweep or a separate cleaning service
- photographs, inventory notes or disposal paperwork
Clearance, cleaning, repairs and inventory services are different tasks. Put the required outcome in writing.
Keys, access and property security
Key collection, alarms and unattended access should be handled directly by the contracted operator under an agreed procedure. Do not put key-safe codes or alarm details in the public enquiry form. Confirm who locks the property and how keys are returned.
Commercial and landlord waste
The paperwork and duty-of-care position may differ from a straightforward household collection. Ask the contractor to explain the relevant waste transfer documentation, disposal facilities and records for the work.
Repeat work and service standards
Agents and landlords should agree response times, quote format, authorisation limits, evidence requirements, invoice details, prohibited items and a named escalation route. A repeat relationship does not replace the need to check the operator's registration and insurance periodically.
Requesting an initial review
Provide the postcode area, property type, approximate volume, access, required timeframe and whether the property is currently occupied. Do not include tenant medical information, identity documents or detailed personal circumstances unless genuinely required and transferred securely to the contracted operator.
